SCC CA staff move to modular units

The Community Association Administrative Office building at 1009 N. Pebble Beach Blvd. will soon be another chapter in Sun City Center’s 56-year history. CA members approved “replacing the current administrative building with a new building on the same site at a construction cost not to exceed $1,550,000 which includes a 10% contingency.”
The first step in the project was a move to temporary headquarters for the offices of the staff and directors. That was accomplished in late April, and they are now operating from modular units at 1215 N. Pebble Beach Blvd. on the northern edge of the CA Central Campus. The phone number remains the same (813-633-3500), although phone service in club and meeting rooms will be out of service for four to six weeks while the phone system is revamped.
Community Association Community Manager Lyn Reitz said the staff and directors are anxious for construction of the new 6,950-square-foot headquarters to get started. They will have to be patient, however. A firm time schedule cannot be set until the old building is demolished, the site is prepared, and they work through the permitting process. The first step is testing for asbestos and those findings will dictate how fast demolition and site preparation can begin.
The structures that had been used for the 2,000-square-foot CA Administrative Office building and 1,200-square-foot Security Patrol headquarters were actually two model homes and never intended for commercial use. They had been moved from a location south of S.R. 674 (near where CVS is now) nearly 40 years ago and reconfigured into one building.
At that time, the 3-inch concrete slab foundations of the structures were set on concrete piers several feet deep. A problem with the foundation surfaced a couple of years ago when it was discovered that the piers were showing signs of deterioration and steadily sinking, providing less support for the slab. In addition, there were concerns about the weakening of roof supports.
The exterior design of the new building is consistent with that of the Information Center, Samaritan Services, and multi-purpose buildings added to the Central Campus three years ago. A rendering is on display inside the main entrance of the Atrium building. Regarding an expected completion date, Reitz said, “Our contractor, ABI Construction, is estimating nine to 12 months from when actual construction begins.”
